Application Process

Income

Applicant's gross income must be verified at 3 times the yearly rent. Roommates and married couples may qualify jointly.

We do not discriminate against any form of verifiable income.

Co-signer may be used if the applicant's "Scorex" decision score is below 120 but above 75 as determined by the "Scorex" decision score and applicant's income is less than 3 times the monthly rent.

Co-signer must complete an application and pay an application fee, must meet all rental criteria and will be held legally responsible for the lease and all addendums and renewals.

Credit

Credit History will be determined by our third party qualifier First American Registry. The system used by First American Registry to assign a score to each applicant is called "Scorex". The explanations of the "Scorex" decision score is attached for your information and must be signed prior to making application.

No felony convictions or deferred adjudications for a felony will be accepted.

Security Deposit

An amount equivalent to one month rent that will be due at the lease signing or an amount equivalent to one month or 1 and a 1/2 month's rent if accepted with conditions as determined by the "Scorex" decision score.

Security deposit will be due at the time of lease signing.

Check or money order made payable to Madison Court Apartments.

Bankruptcy, Evictions, Judgments and the Like

Bankruptcy- may be cured with a co-signer or higher security deposit if the bankruptcy has been discharged or has occurred at least seven (7) years ago and all current obligations have been paid in a timely manner. Score below "Scorex" decision score, evictions, or poor rental history are automatic rejections.

Judgments- If applicant's have any judgment's, they will be required to pay the judgment in full and provide proof of payment and will be required to provide a co-signer and/or higher security amount.


TO COMPLETE A RENTAL APPLICATION you will need:

Download and complete Rental Application then please call the office for an appointment;

Government Photo Identification;

Name, Address, Date of Birth, Social Security Card;

Present Rental or Mortgage information;

Acceptable forms of income can include: Proof of passive & any other income;

Number of cars and license plate numbers;

Bank References: Checking. Savings, Loans, etc.

FEES

$40.00 non-refundable application fee per adult (check or money order)

$35.00 fee due at lease signing for Monroe Township Certificate of Occupancy permit
